Residential real estate insiders are looking back on 2013 as a year of growth in Leander and forecasting the trend of higher home sale prices, shorter time on the market and low inventory will continue in 2014.

City documents indicate that more than 14,000 homes within 26 different Leander subdivisions are in some stage of development and are expected to be completed in the next 10 years.

Crystal Falls was named the best selling Austin-area master planned community and ranked among the Top 50 best-selling communities in the country in 2013, according to the annual report by John Burns Real Estate Consulting.

Residential and commercial property values in Cedar Park and Leander have increased 3 percent to 32 percent overall during the past five years providing a boost to city budgets, according to data from Travis and Williamson counties’ central appraisal districts.

In the city of Cedar Park, the average homestead value increased from $199,711 to $206,620 between 2012 and 2013, according to data from the Williamson County Tax Office. In the city of Leander, the average homestead value rose from $161,872 to $171,395 in the same time period.

Site work has begun on a 19,240 sq.ft. retail center at the corner of Lakeline Blvd. and Crystal Falls Pkwy. known as The Shops at Crystal Falls. Oct 14, 2013 LISD students continue to outpace national averages
Leander school district students continue to outpace national averages, according to the latest release of test scores.

The average SAT score for Leander rose by 30 points from 2012 to 2013 while the national SAT average score decreased by three points, according to a school district release.

Of the Leander school district students who took the SAT, 53 percent of those students met the College Board’s 2013 SAT College and Career Readiness Benchmark, compared to 43 percent of students nationwide who met the benchmark.

Leander school district Superintendent Bret Champion said the number of students in the district who took the SAT increased and outpaced the 3 percent growth in the district’s student enrollment.

In the next year, Cedar Park’s health care offerings will expand by at least 123,000 square feet as Cedar Park Regional Medical Center and Scott & White Healthcare roll out an array of new services and facilities.

“We don’t want to ask our patients to travel farther than what’s necessary. The growth in Cedar Park, Leander and the western part of the county continues in the projections we’re seeing,” Bovio said. “Looking at the number of patients traveling from that area to the Round Rock specialty clinic or hospital, we can see that traffic volume. It’s continuing to grow, and we want to be able to move out to Cedar Park and create a substantial hub for services.”

Shopping local is taking priority in Cedar Park and Leander, where sales tax collections have significantly surpassed last year’s totals. Cedar Park gained nearly $1 million more than forecasted during fiscal year 2012–13, or more than 12 percent in added revenue than initially anticipated. Leander also exceeded sales tax projections by more than $300,000, resulting in a 17 percent year over year spike.

Construction is expected to start this year at the intersection of Crystal Falls Parkway and Lakeline Boulevard on The Shops at Crystal Falls, a new retail center on the intersection’s southeast corner, and The Legacy at Crystal Falls, a new senior assisted-living and memory care facility immediately north of the future Randalls grocery store.

A Randalls grocery store will open in Leander by early 2016, according to the development agreement approved by City Council on Oct. 4.
The agreement between the grocery chain and the city outlined signage, roadway, landscaping and other aspects of the development slated for the corner of Lakeline Boulevard and Crystal Falls Parkway. City Manager Kent Cagle said Randalls agreed to open no later than two years after the completion of the Lakeline Boulevard extension project, expected in January 2014.
